Townhome ARV 400. 268K Owed. 1700 PITI with HOA. Asking 397K, excellent condition. Could come down on price, and open to terms but wants 25% down.
How to look at it- cashflow? Can you sell to a landlord? Sell to Owner Occ? A cash offer won’t work because they want full price.
Some options...
Offer 15K down, take 15K assignment fee and sell to the landlord, or,
Sell to Owner Occ for 40K down, offer seller 25K and second note for remaining balance on a wrap.

Options for exit strategy
Sell to owner Occ as is and assign contract- give 1K down, 7-10yrs. Leave VA
Create 4 bed and hold as a rental with 10K invested for a cash on cash return of about 24%.
